FairAccess is a do-it-yourself research tool. We compare your county's assessment of your home to comparable properties using the county's own public records, and, if the records support it, prepare an evidence packet you file yourself. By using FairAccess you agree to these terms. You must be at least 18 and the owner of, or authorized to act for, the property you look up.
We are not a law firm or a licensed tax representative. We do not represent you before any assessor, board of review, or tax authority, and nothing here is legal or tax advice. We are not affiliated with, or endorsed by, any county or government agency. The packet is informational evidence you decide whether and how to file. Appeal outcomes are decided by the county or board; we do not and cannot guarantee any reduction, and any savings shown are estimates, not promises. You are responsible for reviewing your packet, confirming your own assessment details, and filing before your jurisdiction's deadline.
FairAccess and the packet are provided "as is" and "as available," without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. Public records can contain errors or be out of date; we draw from them in good faith but do not warrant that every figure is accurate, current, or complete. Please verify the numbers against your own county notice before filing.
To the fullest extent permitted by law, RowSet LLC is not liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost savings, lost appeal, or tax outcome, arising from your use of FairAccess. Our total liability for any claim relating to FairAccess is limited to the amount you paid us for the packet at issue (or, if you paid nothing, to USD 50). Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.
We only charge the $79 fee when the county's own records support an appeal. If they don't, we tell you so and don't sell you a packet. If you buy a packet and aren't satisfied with it for any reason, email mark@rowset.co within 30 days of purchase and we'll refund you in full. Payments are processed by Stripe.
What we collect. The property address you enter, the resulting parcel and comparable-property data from the county's public records, and, if you buy a packet, your order details (address, parcel ID, jurisdiction, and the packet we generate). Payment is handled entirely by Stripe; we never see or store your card number.
How we use it. Only to look up your parcel, generate your review and packet, and process your order. We do not sell your information and we do not use it for advertising. There are no third-party advertising or analytics trackers on this site.
Service providers. We rely on Stripe (payment processing), Google Cloud (hosting and secure storage of the packet we generate for you), and the Google Gemini API (to draft the written narrative from the county figures). They process your data only to provide these services.
Retention. We keep the packet we generate for you for up to 24 months so you can re-download it, after which it is automatically deleted from our storage. You can ask us to delete it sooner at any time by emailing mark@rowset.co, and we will.
Depending on where you live (for example, California residents under the CCPA/CPRA), you may have the right to access, correct, or delete the personal information we hold about you, and to not be treated differently for exercising those rights. We do not sell or share personal information. To make a request, email mark@rowset.co and we will respond as applicable law requires.
These terms are governed by the laws of the State of Georgia, without regard to its conflict-of-laws rules. If you have a concern, email us first at mark@rowset.co and we'll try to resolve it directly. Any dispute that isn't resolved informally will be handled by the state or federal courts located in Georgia, and you and RowSet LLC agree to that venue. Nothing here prevents either of us from bringing a claim in small-claims court.
We may update these terms as FairAccess evolves. When we do, we'll change the "last updated" date above. If you keep using FairAccess after a change, that means you accept the updated terms.
